On right of sheet: “Albany Nov 5 1831 Dear Sir I received yesterday a letter from S. Birdsall Esqr stating that if I would execute a deed to Mr Lawrence D Burtch for the 100 acres of land contracted to be sold to him, being part of Lot No 57 in Junius, & take his bond and mortgage on my farm for the amount due to me provided it did not exceed $1200 & would assign the bond & mortgage to you, you would send me a draft for the amount on the receipt of the bond & mortgage on [illegible] for the amount due to me, provided it did not exeed $1200 I would [aprize?] the bond & mortgage to you, you would send me a draft for the amount on the receipt of the bond & mortgage. [illegible] is our [illegible] up to this day $1037.41 & have prepared to have the the business thus transacted. I have drawn & delivered to Mr Burtch a bond & mortgage which I propose he shall execute thus; & on this being sent to me with your draft for the above sum I will then deliver the deed to your agent & assign the bond & mortgage on receiving the draft. Have no doubt this arrangement will be satisfactory to you. I am glad to find Mr Burtchs has found a friend to assist him. it never was my intention to take advantage of his improvements, nor to exact aught but my due.
